Step 1: Get clear on your budget

Before you look at a single listing, take stock of what you can comfortably afford, including your down payment, monthly mortgage payment, property taxes, and ongoing costs. I always start here with my clients so we search within a range that actually works for you.

Step 2: Get pre-approved for a mortgage

A mortgage pre-approval tells you what a lender is willing to lend you and locks in a rate for a set period. It gives you a realistic price range and shows sellers you are a serious buyer. Step 7: Understand your closing costs

Beyond your down payment, budget for closing costs, which typically run 1.5 to 4 percent of the purchase price in Alberta, covering legal fees, title insurance, and home insurance among other items. Step 8: Closing day and possession

Your lawyer handles the legal transfer of title and the exchange of funds with the seller's lawyer. Once everything is registered, you get the keys on your possession date. This is the day the home officially becomes yours.
